Here’s what makes it special:
• Inventory generally peaks — more choices.Â
• Prices typically dip 3–4% from seasonal highs — buyers save ~$15,000 compared to summer peaks.Â
• Less competition, more negotiating power.
• The market slows just enough to let you get strategic without feeling rushed.
But—and you knew there was a “but”—this is a national average. Timing in your local market might shift +/- a week or two. Realtor found that 45 of the 50 largest metros have their “best week” within a month of that national window.

Dallas–Fort Worth’s “best week to buy” is Sept. 28 – Oct. 4, which is about a week ahead of the national Oct. 12–18 window. Realtor

That tells us: the DFW market tends to cool and soften a bit earlier than the national average.

But given what we see in Rockwall — inventory rising, days on market stretching, sellers more flexible — I expect the mid-October window is still very relevant and actionable for us.
So bottom line: the optimal window around mid-October still applies here, but the sweet spot may begin a little earlier in DFW. You’ll want to be ready before Oct. 12. If someone asked me, I’d say: Don’t wait until to start looking — have your house hunt strategy fully warmed up by then.
